1. Check-In & Check-Out Check-In: After 4:00 PM (early check-in may be available; exact timing will be confirmed on the day of arrival). Check-Out: By 10:00 AM (late check-out is NOT available due to cleaning schedule). 2. Eligibility Age Requirement: The primary booking guest must be at least 25 years old and must remain on the premises for the entire stay. Location Restrictions: We do not accept bookings from residents of Broward County or Miami-Dade County. 3. Noise & Parties No Parties or Loud Gatherings: This is a private residential neighborhood, and parties or loud gatherings of any kind are not permitted. Consideration of neighbors is essential. Quiet Hours: 10:00 PM - 7:00 AM (strictly enforced by the city of Fort Lauderdale). 4. Plumbing & Cleanliness Toilets: Only toilet paper should be flushed. A $250 fee will apply if a plumber is needed due to misuse. No Smoking: Absolutely no smoking inside the home. A $250 fine will be charged if the house smells of smoke. 5. Liability Waiver By booking this property, you agree to assume full responsibility and liability for any accidents, injuries, or damages that occur during your stay. This includes but is not limited to accidents on the property or from misuse of house amenities. 6. The entire unit is private WITH THE EXCEPTION OF THE POOL and the laundry facilities in the garage adjacent to this unit. Laundry is shared and will occasionally be used by guests in the other unit. POOL HOURS ARE 8 AM-8 PM. NOISE MUST BE KEPT TO A MINIMUM. NO SPEAKERS.

Derek’s place sits in a cute little neighborhood in a very convenient location. We found the place to be very comfortable and felt right at home during our stay. I would honestly choose to stay here again in the future.

Everything was excellent! This is truly one of the best Airbnbs we’ve ever stayed at. The house was spotless, with crisp white linens and everything you could possibly need for a comfortable stay. The location is fantastic — close to many shops and restaurants, and only a 6-minute drive to the beach. The hosts were wonderful — friendly and responsive. We would absolutely love to stay here again and highly recommend this place.

The space is absolutely beautiful. The beds are comfortable. The shared pool is with only one other apartment and rarely did we want to use it at the same time. It is very walkable to a bunch of places near by. Derek was an amazing host and could not recommend this place more!

We had very pleasant experience staying in Derek’s place. Everything was clean and worked well. The neighborhood is very convenient as well. Th Ed host was very responsive and when we had a difficult situation with our flight he responded very quickly and was very supported. I really recommend this place.
